galacticvoyeur sent news today that Toad Hall went on the market four days ago and that today's open hour ended with a Sold sign on the front lawn before he and

mmagidow could get in and see the basement, attic, and other details of the property.

The listing photos are gorgeous! There's a much-needed first floor powder room where the coat closet used to be. It also fills the space that was a walk-through to the kitchen in the 20 years I lived there, changing the traffic pattern rather a lot, but good for reason. The wallpaper is completely gone; the woman who bought it from me did most of that, though the look seems better now. There's a runner on the stairway. Win. The floors are redone upstairs and down -- they look fabulous. The stained glass windows in the dining room and beveled, leaded glass windows in the living room and entry are gone, but the small buffet doors and built-in bookcase doors still have their original stained glass.

The kitchen rocks. The staging of the first floor is great. The small bedrooms are okay (one as a nursery, the other as a small office/dressing room. But both bedrooms with beds for adults to sleep in are not shown to good advantage. That clearly didn't stop the house from selling fast, fast, fast! There's a deck off the back door, some different landscaping, new paint. Jeff said the roof was replaced before it went back to the bank following the woman who bought it from me. I thought it was still the old roof in desperate need of replacing every time I've seen it. My GoogleFu isn't turning up the Hennepin property records showing building permits that used to be online, but there really is a limit to how much of my afternoon I need to spend poking at this.

I sold the house for 219,500 at the end of 2003; it was listed for 224,900 this time around. When it was in foreclosure, the price went as low as $75,000 and then flipped to someone for $90,000, IIRC. It's utterly wonderful to see Toad Hall in such fine shape, in much, much better shape than when I left it. I hope it is a home of much comfort and joy for its new owners.
